Landscaping Scope
- Lawn care · mowing, edging, trimming, blowing clippings
- Shrub & bush maintenance · light pruning, dead branch removal
- Tree maintenance under 12 feet · low branch pruning, dead limb removal
- General bed maintenance · weeding, debris cleanup
- Seasonal cleanups · spring prep, fall leaf removal
- Annual mulch delivery, spreading, and bed preparation
- Not included: major tree work, new plants/sod, irrigation repairs (optional upgrades)

- ●Exterior Paint: Power washing this spring will help short-term. HOA may eventually flag — on your radar for near future.
- ●Front Railing: Getting rusty. Can sand and repaint. May be a project Chris wants to tackle together.
- ●Master Shower Handheld: Plumbing issue behind the wall — would need plumber + possible tile replacement. Chris doesn't want to address now, but will likely need fixing if you sell.
- ✓Refrigerator Leak: Hose came off in February. Caught early, easy fix, no water damage.
- ✓HVAC Filters: Changed in February. All good.
- ✓Appliance & Systems Check: All appliances, HVAC, water heater, smoke detectors, security system checked. Small dishwasher issue (soap dispenser release) — working with Chris, checking warranty.
- ✓Pest Inspection: Full walkthrough inside/out. No signs of pest or termite activity. Spraying again in April.
- ✓Exterior Lighting: All exterior lights checked and functional.
- ●Leaf Buildup (Rear): Mike let leaves pile up. Will clear this spring and put down fresh pine straw.
- ●Grass Condition: Front left, left side, and backyard have virtually no grass. Would need sod given soil condition. Can price if desired — Chris is not concerned.
- ●Sprinkler System: Irrigation not working (per Chris, hasn't in a long time). Let Josh know if you want repaired — worth considering from resale standpoint.
